GROUT SEALER

Why you need grout sealer

Grout is basically a mixture of sand and cement.  As a result, if you don’t seal your grout, it will absorb water, bacteria and stains.  Adding a grout sealer protects your grout so it’s waterproof and will repel moisture and germs.  Sealing the grout helps prolong the look, texture and consistency of your grout and it prevents mildew and mold.  Your grout will look better and last longer.

 

Du Pont™ StoneTech Professional- Heavy Duty Grout Sealer®: This product is specially designed to seal porous stone, tile and grout without affecting slip resistance. It is the ideal water based sealer for natural stone including marble, granite, limestone, bluestone, travertine, sandstone, terrazzo, ceramic and porcelain. It is ideal for application to the most porous stone surfaces. It is the preferred product when applying a clear sealer to grout since it can be sprayed or sponged onto grout lines and squeegeed or mopped off non-porous ceramic and porcelain tile, decreasing the application time. Stonetech contains bonding and protection technology that provides maximum protection against most spills, spots, and stains. You have made a large investment into fine stone flooring and this is the best product line for grout sealing.

Applying StoneTech Professional- Heavy Duty Grout Sealer® makes cleaning the stone easier, offers heavy duty protection against most stains, protects the grout against surface and texture changes caused by many spilled common household food and beverage spills. Sweep and clean all hard surface floors prior to cleaning.

Mask off and protect any baseboards or adjacent areas to avoid splashing and overspray onto surfaces not intended to be treated.

Liberally apply using a paint pad, low-pressure chemical-resistant sprayer, narrow roller or natural hairbrush, focusing on the grout joints.

Allow sealer to completely penetrate into the grout, 5-15 minutes.

Liberally apply a second coat following steps 2 and 3.

Wipe up all sealer from the surface of the tile. Use a clean, dry, lint-free, cotton towel or mop to remove excess sealer.

If sealer was not completely wiped off and a residue appears, wipe entire surface with a towel dampened with sealer. Use a white nylon pad to loosen residue and follow with a clean, white absorbent towel to remove.

A full cure is achieved after 24-48 hours; foot traffic may begin in 4 hours. Cover with red rosin paper, if foot traffic must resume before the recommended time periods have passed.

Strip Seal & Wax

Stripping a Vinyl Composite Tile (VCT) floor of old wax, soil and debris, and applying fresh coats of wax is a labor-intensive process. However, when performed right your VCT floors will have a nice shine to them leaving a much better appearance than before.
While there are many steps involved to properly strip and wax a VCT floor, it is imperative that the team performing the restorative process has the right equipment, products, and experience.
If you are seeking a strip and wax of your VCT floor, then below are five helpful tips to be aware of:
 
1. Make sure the company hired has not just the knowledge, but also the trained experience to strip and wax VCT floors. Your VCT floor should not be a testing environment. Walker's has been providing services since 1971
 2. Make sure the right equipment is being used. Is the company using the same mop bucket and ringer for the stripping agent, neutralizer, and wax solution? (a big no-no each item needs to be in a separate clean bucket and separate clean ringers). Also, is the right stripping pad, brush and RPM machine being used?
3. Is the company performing proper safety precautions? Are they wearing gloves and goggles when mixing and applying the stripping agent to the floors?
Do they have enough wet floor signs to prevent people from walking on the surface? Have they allowed enough time for the floors to dry before people can begin walking on the surface once the final coat of wax has been laid down?
 4. Has the company allowed enough dwell time for the stripping solution? Also, has the company properly diluted the stripping solution with the right amount of water before applying to the floors?
5. Is the right number of coats of wax being applied to the floor?
While these are just some key factors to keep in mind, it is best to go with a company that has the training and experience to properly strip and wax your VCT floors.
 
- Apply Brand Name Heavy duty Pioneer Stripper at the proper dilution to remove any factory applied sealer, waxes that have previously been applied. This will also  remove construction soil and glue that may have seeped up between the tiles and dirt and debris that may have been tracked on the floor.


- Let sit for 10 to 15 minutes (letting dwell: letting the cleaner sit on the floor in order to break down the dirt, grease, and grime)


- Use Roto machine at 175 rpm to scrub floors (professional use recommended) Use an electric floor scrubber or stiff bristled brush with 

 

- The stripper chemical on the floor to agitate, scrub and break lose all foreign materials
 

- Edging by hand to miss any hard to reach spots
 

- Wet vac all stripper 
 

- Neutralize the floor with citric acid base product use a clean, cotton blend mop and neutral cleaner to mop the floor. This will also

neutralize the alkalinity of the floor caused by the stripper chemical. Failure to do this will result in a poor bond between the wax and the floor. Allow the floor to dry thoroughly before proceeding 
 

- Wet vac the neutralizer
 

- Mop and wet vac again
 

- Use air movers to dry floors completely (high efficiency and high-power fans low to the floor)
 

- Clean up all chemicals and tools, so the floor is empty. Put on your clean sneakers and do not leave and re-enter the are to be waxed. This will cause you to track in foreign material and contaminate on your clean floor
 

- Apply one (1) coat of water based brand name Pioneer Eclipse Sealer using a rayon mop dampened with sealer, apply to the floor in a figure eight motion in a thin even coat and allow floor to dry completely. This will give you a base coat for your wax to be applied to and since the vinyl is porous the sealer will allow your wax to be on top of the floor rather than penetrating into the floor for better protection of your floors.
 

- Apply three layers of finish on top of your base sealer thus Protecting the floors. Use a rayon mop dampened with sealer and apply to the floor in a figure eight motion. Apply in thin even coats. Let the floor dry completely during the waxing process and then after the last coat is applied.
 

Buffing

Floor care are often judging their floors by the amount of “shine”. The amount of gloss on the floor is often a subjective measurement of how clean and how well the floor is being maintained. Why does the floor shine? Gloss is merely an optical illusion produced by light reflecting off of the solids on the floor finish. This is why higher solid percentages will yield higher gloss levels.

HOWEVER, SOLID COUNTS ARE NOT THE ONLY FACTOR THAT CONTRIBUTE TO GLOSS.

No matter which floor finish you use, regular maintenance is required to keep up the gloss level. This is because over time, as people walk on the floor, the floor’s smoothness wears out and the peaks and valleys arrive.
In order to smooth the peaks and valleys out, we need to choose one of two methods – burnishing OR buffing. The main difference between the two is speed. Buffing is a low speed process (175rpm – 350rpm) whereas burnishing is a high speed process (1200rpm – 3500rpm). Buffing requires the use of a spray buff liquid and a soft white pad. The user will spray the buffing solution onto the floor, and “buff” it in until they cannot see it any longer. When we buff, we are adding polymer (solids in floor finish) to the floor in an effort to raise the valleys and shorten the peaks. The pros to buffing are instant gratification. We can immediately see the gloss level increase. The cons are twofold. One, we need to use more chemical (spray buff solution). Two, it takes longer.
Burnishing, on the other hand, has gained in popularity over the past 10-15 years mainly because of its lower cost, and less chemical use. When we burnish, we are sanding (for lack of a better term) the peaks down by using ultra high speed machines and pads. This process can be done with no chemicals at all. Many of the burnishers today have dust collection technology to save time and money.
Verdict: Burnishing increases the life and appearance of the floor as well as costs less.
Overview of Burnishing High-speed burnishing continues to be the most efficient method used to maintain a high gloss shine on floors. Advances in equipment, pads and polymer technology have made high speed floor care easier than ever before. This bulletin is designed to help guide in selecting the best products, equipment, and pads for a high-speed maintenance program tailored to the needs of each customer. Confusion exists on exactly what burnishing accomplishes. Words used like “thermal” or “thermoplastic” when describing burnishing processes and products implies that heat caused by friction plays the major role in the high-speed burnishing process. The reality is that burnishing is more accurately described as an abrasive process. An appropriate definition would be: Burnishing-An abrasive polishing process that makes a rough, non-reflective, surface into a smooth, highly light reflective (glossy) surface.

This is accomplished with machinery that moves an abrasive pad at high rotational speeds making the process highly effective and efficient. 
 The Burnishing Process 2 The System: Equipment, Pads & Finishes-A high speed burnishing program encompasses several key variables to consider when designing a system. The equipment, pads and finishes, used are the most important factors. Equipment: Burnishing equipment consists of three distinct types: cord electric, battery, and propane powered. (Table I) The machinery is offered in many different Rpm’s ranging from 1000-3000. Pads: Burnishing pads are available in a variety of textures


- Floors are swept and dust mopped to remove any surface dust and dirt.
- Dilute brand name Pioneer eclipse rebound cleaner/enhancer into and auto scrubber or mop on application.
- Dispense in automatic scrubber or mop bucket
- Scrub floor and pick up solution in one pass or with damp mop
- Allow floor to dry thoroughly
- Burnish floor 


Products are a blend of polymers, waxes, solvents and cleaning agents to aid burnish response. Restorers also help fill in scratches and scuffs to smooth out a floor. The use of a restorer can help prolong the appearance of the floor and reduce re-coat frequency.
 

PRESSURE & POWER WASHING

Pressure washing and power washing does amazing job and  each is suited for different performance applications.

Pressure washing or power washing is the use of high-pressure water spray to remove loose paint, mold, grime, dust, mud, chewing gum and dirt from surfaces and objects such as buildings, vehicles and concrete surfaces. The volume of a mechanical pressure washer is expressed in gallons or liters per minute, often designed into the pump and not variable. The pressure, expressed in pounds per square inch, pascals, or bar, is designed into the pump but can be varied by adjusting the unloader valve. Machines that produce pressures from 750 to 3500 psi 
The terms pressure washing, and power washing are used interchangeably in many scenarios, and there is some debate as to whether they are actually different processes.
A pressure washing surface cleaner is a tool consisting of two to four high-pressure jets on a rotating bar that swivels when water is flowing. This action creates a uniformed cleaning pattern that can clean flat surfaces at a rapid rate.

Pressure washing is employed by businesses and homeowners to reduce allergies, minimize hazards, and improve aesthetics. A pressure washer is used to clean surfaces such as:

Depending upon the surface to be cleaned, higher or lower pressure should be used, as well as the appropriate nozzle.


Nozzles


Pressure washer nozzles alter the direction of flow and velocity of the water. Nozzles allow users to reach a greater distance or apply more pressure to a difficult to clean surface, however, they can be dangerous. Nozzles are color coded for easy identification, with black nozzles covering the widest degree (65°) and red nozzles covering the least (0°). Great care should be taken when using a 0° nozzle as it can cause injury to the user and damage to surfaces.
 

GUTTER & DOWNSPOUT CLEANING

Gutters and downspouts should be cleaned and checked for signs of necessary repairs at least twice a year. Typically, the best times to do this are late spring after the pollen and seedpods have fallen and late fall after leaves have fallen. 


5 step gutter cleaning process


Gutter Cleaning is our specialty and we pride ourselves on our system of cleaning. Below is a step by step outline of what you can expect when we come to your home for your gutter cleaning.


Step 1


We remove leaves, acorns, sticks and any other debris from your roof. Many times debris gets caught in the valleys of a roof or behind chimneys. For these situations we utilize extension poles or powerful air blowers to remove it.

 

Step 2


We remove the heavy debris from the gutters, by hand, and place into a bucket.

 

Step 3
 

We remove any remaining debris from the gutters with high powered handheld blowers and/or by flushing the gutters with a garden hose. Simply removing the debris by hand, as many companies do, does not adequately remove the smaller particles that are difficult to pick up. At all times, we are careful not to stain the exterior of the gutter. If we do, we promptly clean it up!

 

Step 4
 

We test each downspout to ensure that it is clear. Note: If a downspout is blocked, we will snake it clear or flush it with a garden hose. Our crews have the experience to disassemble the elbow and unclog the blockage if necessary.

 

Step 5
 

We clean up any debris surrounding your property and dispose of it properly. We leave your gutters and the surrounding area “spotless!!”

WINDOW CLEANING

Walker’s use professional window cleaning with a special water fed pole system and deionized water to clean windows safely from the ground outside.

For years, the industry standard for commercial window washing has been to use a chemical solution, mixed with tap water, and a squeegee to ensure a streak-free shine. While this method of both commercial and residential window washing will get the job done there is a more efficient and environmentally friendly alternative—deionized water.
The tap water that is traditionally used for window washing contains trace amounts of minerals. While this is ideal for drinking, it is these same minerals that lead to streaks and residue when cleaning your windows or even your car.

 

What is deionized water and how do you use it to clean windows?


Deionized water is also called demineralized water, DM water, DI water, or DIW.  Trace amounts of minerals like sodium & calcium are in tap water. Through electrodionization, the dissolved minerals in regular tap water are removed.  We use a TDS meter (totally dissolved solids) to ensure that the filtered water is pure down to a measurement of 0 PPM (parts per million).  A brush is used to agitate the dirt from the glass and then it is rinsed completely with the deionized water.  When it the glass dries, it is completely spot and streak free. This method is also effective at cleaning window frames and tracks.

When water is deionized, these same minerals are removed, ensuring a streak-free shine. However, what really makes the deionization process unique, is that deionization essentially turns your water it into a magnet for the dirt and grime—which is ideal for commercial and residential window washing. The deionized water’s ability to attract dirt, eliminates the need for a chemical cleanser.

Other benefits of Deionized Water for Commercial and Residential Window Cleaning
Since deionized water is able to achieve a streak-free shine without the use of a squeegee, many residential and commercial window washing services in the Northern Virginia area can eliminate the need for ladders and scaffolding when washing windows.
Instead windows can be cleaned in a safer and more efficient manner, with only deionized water, and an irrigated pole with a built-in brush designed for window washing. While elevation may still be required for multi-story commercial and residential homes and buildings window washers no longer must stand directly in front of the windows they are washing.
The deionization method also means the water coming from the CR Spotless unit can even pull out haze-inducing dirt on the molecular level which has settled into the surface. This unique property will make your glass shine as bright as absolutely possible. This property of molecular attraction is unique to deionized water; nothing cleans and shines glass, chrome, paint and other hard surfaces more efficiently than the water from a CR Spotless system.

when you think of professional window cleaning, what do you think of? More than likely, you imagine someone with a ladder and a squeegee. However, like many other industries, window cleaning has made advancements and can now be performed better, faster, safer and more environmentally friendly.
Modern window cleaning is now done with a special water fed pole system and deionized water to clean windows safely from the ground. A soft bristled brush is used to scrub the dirt off the glass, while jets of pure water rinse the window. This pure (deionized water) not only cleans off the dirt more efficiently, it also dries to a spot-free finish as it has no impurities like tap water.

Environmentally Friendly– no detergents or any chemical is used, just pure water.
Efficient– cleaning with an irrigated pole in some cases can be up to 50% faster than using a ladder. This eliminates most of the interruption to staff or the general public.
Better Cleaning– using the brush that is attached to the irrigated pole means window frames and surrounds are also cleaned.
Safety– with different pole lengths, we are now able to reach areas that were not reachable without the usage of a ladder. (Even though our technicians have no trouble using a ladder!) this is great for certain commercial facilities that have to be compliant with different safety laws.
So pretty much, deionized water cleaning is a huge game changer! But, not only for window cleaning. We can also use our deionized water cleaning system for other services. Such as washing/scrubbing building’s exterior. We have many customers who have sensitive exterior material that cannot take the pressure of a standard pressure washer. Our deionized water cleaning system does a beautiful job of making these services possible.
